It's insurance renewal season on the coast. Read the letter.

Late summer is when a lot of coastal policies renew, which means right about now the letters are landing: your wind policy, your flood policy, maybe your condo association’s master policy summary. Most people see the auto-draft go through and never read page one. This is your reminder to read page one.

Three things to check before you auto-pay

The premium, against last year’s. Not “does it feel high” — the actual number next to the old number. Coastal premiums have been repricing for several years now, and a jump isn’t automatically wrong. But you can’t shop what you haven’t measured.

The deductibles, especially the named-storm one. Many coastal policies carry a separate hurricane or named-storm deductible written as a percentage of your dwelling coverage, not a flat dollar amount. On a bigger house, two percent is real money. Know that number before a storm makes it relevant.

What quietly changed. Renewals sometimes arrive with a higher dwelling value, a new exclusion, or a changed roof schedule. The one-page declarations summary tells you; the auto-draft doesn’t.

When a jump means shop

If your renewal came in hard, an independent agent who writes multiple coastal carriers can quote your exact house against the market in an afternoon. Sometimes there’s a better number. Sometimes the answer is that your carrier is still the good deal, and now you know. Either way you decided something instead of drifting.

When it changes the bigger math

For some owners, this year’s letter is the third jump in a row, and it quietly rewrites the monthly cost of the place. If that’s you, it’s worth an honest hour with the whole picture: what you’re carrying, what your equity looks like, and what the same monthly number buys a mile or two inland. Not because you have to move. Because deciding with the numbers in front of you beats deciding by auto-draft.
